Today, as I review a rejection of an offer we put in, I am reminded that it is still a very fickle market. I have been working to advise my clients as to what is realistic, and what is not, when it comes to pricing and value. I have been reminded that the “desire to purchase” can still outweigh reason and caution.
Case in point, Our offer was 2.5% over asking with 25% down and no conditions. We lost out to a higher offer that waived appraisal and inspection conditions. It is against my better judgement to advise anyone to waive those conditions, but it is not uncommon for it to happen in this market.
So I have to remain vigilant when it comes to what is right for my client, and protect them even though it may make our home search a bit more difficul
